It will be held in addition to the full rental amount until two weeks after check-out. Subject to deductions for damage, as specified in the Terms and Conditions, your deposit will be returned to you at this time. The Disclaimer as listed on the villa web site ./disclaimer.asp at the time of booking will apply to this contract. The Disclaimer must be read, understood and signed by the person making the booking, and the signed copy of the Disclaimer is to be sent to me at the time of booking. Please sign and return the contract/invoice below. As soon as I receive your final payment, I will send/call the lock box/key instructions. I accept bank transfers only, or payment by other previously agreed method. SECURITY/BOOKING DEPOSIT A security deposit of 25% is required. This must be received within five (5) days of booking the property. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within fourteen (14) days of check-out, provided the following provisions are met: • No damage has been done to property or its contents, beyond normal wear and tear. • No charges are incurred due to illegal activity, pets or collection of rents or services rendered during the stay. • All debris, rubbish and discards are placed in rubbish bin, and soiled dishes are placed in the dishwasher and cleaned. • All keys are left as instructed and villa and all outbuildings are left locked. • All charges accrued during the stay are paid prior to check-out. • No linens are lost or damaged. • There has been no early arrival or late departure. • The renter has not been not evicted by the owner (or agent of the owner) or local law enforcement. PAYMENT 100% of the rental rate is required sixty (60) days before arrival. This payment will be applied toward the rent. Please make payments bank transfer or by other previously agreed method. CANCELLATIONS Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a 5% cancellation fee or £50 (or euro equivalent), whichever is greater. Cancellations or changes that result in a shortened stay, that are made within sixty (60) days of the arrival date, forfeit the full rental payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent. MAXIMUM OCCUPANCY The maximum number of guests is limited to ten (10) persons except by prior agreement. MINIMUM STAY The minimum stay is 5 nights. Longer minimum stays may be required during peak periods. If a rental is taken for less than five days, the guests will be charged the five-night rate. INCLUSIVE RATES Rates include a cleaning/linen fee for a one-time towel and linen set-up, and a weekly clean of the villa including washing of towels and linen. No other domestic housekeeping services are provided except by prior arrangement. Please note that towels or linens are not to be taken from the property, for example to the beach. RATE CHANGES Rates are subject to change without notice prior to contract. FALSIFIED BOOKINGS Any booking obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. WRITTEN EXCEPTIONS Any exceptions to the above mentioned policies must be approved in writing in advance. PARKING There is plenty of parking at the villa, and cars must not be parked on the nearby roads, so as not to hinder the work of the neighbours. Any illegally parked cars may be subject to towing, and applicable fines/towing fees are the sole responsibility of the vehicle owner/renter. FIREPLACE Use of the fireplaces is prohibited. WATER AND SEPTIC TANKS The mineral content in the ground water is high. During a drought, the well water may occsionally have an odour. After a drought and at certain other times, such as lack of recent use, the drains may temporarily have an odour. The best solution is to open the external windows to allow the smell to disperse, but if the villa is left empty when you go out, the windows must be closed for security. The septic system is very effective. However, it will clog up if improper material is flushed, therefore DO NOT FLUSH ANYTHING OTHER THAN TOILET PAPER. No feminine or baby products should be flushed at any time. If it is found that feminine or baby products have been flushed and clog the septic system, you could be charged damages of up to three hundred euros (€300). I recommend you take out travel insurance for your trip. It is acceptable to have barbecues outside where a few additional guests are present (up to 15 people in total, for example), but owing to an unfortunate recent incident (2021) where an 18th birthday party was held inside and significant damage was done, I need to emphasise that PARTIES ARE NOT PERMITTED IN THE VILLA. As the Organiser of this holiday visit, I request the booking as specified above and agree to the above terms of contract. I confirm that I have also read and signed the Terms and Conditions and the Disclaimer documents that also form part of the contract, and that I will ensure that all members of my visiting party are made fully aware of and comply with the provisions of all three documents.
